Congrats! You’ve found the ideal home. Well, you’ve found the right community, that is — one with the right location, right price, and right amenities. But now comes the tricky part: selecting a floor plan that fits your needs today and tomorrow. We understand that your home is so much more than your home: it’s where your kids take their first steps, where family comes together to celebrate big days and special moments, and the backdrop for your life. That’s why we’re here to guide you through the factors you should be considering when selecting the right floor plan for you — and everyone living under your roof.

Make Sure it Measures Up

We may measure homes in square footage, but this is often secondary behind another key consideration: the number of bedrooms and bathrooms. These should be your starting point, and for good reason. You want family and guests to have a place to lay their heads at the end of the day. And you don’t want a line outside the bathroom during your morning routine. Of course, these numbers may not be the same today as they are five years from now. You may be saying “hello” to a new arrival or mother-in-law — or “goodbye” to older kids making their way in the world. There are other considerations, too. Is there a spacious enough master bedroom and an ideal spot for your home office? Is the main living area right-sized for entertaining and keeping a sea of kids’ toys afloat? Lastly, budget plays a significant role here. The bigger you go, the more expensive the home often becomes, so right price may trump right size. We get it.

Some walk through a floor plan without a formal dining room and shiver. Others don’t even notice. Make sure you have a checklist for the big style items that are must-haves in your new home, from a grand staircase to an inviting outdoor living area. This step also includes making sure all your current stuff, or the new stuff you’ll acquire, fit seamlessly into this blank slate of a new home.

Only you know what feels right. Sometimes, it takes walking through a Model Home or looking closely at other models and how they differ from the floor plans you’ve physically explored. Ask your Sales Consultant how they can help best simulate the floor plans you’re giving a second look. Also, realize that there may be more than one floor plan that fits the bill for you and your family. So while you want to scrutinize all your floor plan finalists, don’t lose sleep over it, either. Remember, this is supposed to be fun!
